According to 2024 National Association of Home Buyer’s What Home Buyers Really Want study, home buyers are swapping larger homes for homes that are better built or that are designed with more quality features in mind.
It seems home buyers would prefer homes around 2070 square feet this year which is much lower than the average new home builds that are also inching down from 2,479 square feet in 2022 to 2,411 square feet in 2023, the smallest average size in 13 years.
Not only do these home buyers prefer small homes to save a bit of money as home prices increase, they also want very specific design elements to appease their desire for authenticity and originality.
The NAHB says home features that are in top demand are:
- Laundry room
- Patio
- Energy Star window
- Exterior lighting
- Ceiling fan
- Garage storage
- Front porch
- Hardwood flooring
- Full bath on the main level
- Energy Star appliances
- Walk-in pantry
- Landscaping
- Table space in the kitchen
Other features that have grown in popularity are:
- Quartz or engineered stone for kitchen countertops
- Lighting control systems
- Outdoor fireplaces
- Outdoor kitchens
- Built-in kitchen seating
- Exposed beams
